Q&A: How can I rent out my spare bedroom on Airbnb?

What It’s About

What does this listener need to know about listing her spare bedroom on Airbnb?

Notes from Chris

Episode 1231

Airbnb: love them or hate them (and there are plenty of people on both sides)—there’s no doubt they have radically shifted the landscape when it comes to booking accommodation worldwide. Just like everyone (or at least a lot of people) can become a rideshare driver, so too can homeowners and sometimes tenants rent out their space directly to consumers.

Confession: I try to write most of my books in an evergreen manner … this is one of the few things I regret about the SIDE HUSTLE book. Overall, 95% of that book should be relevant for many years to come, but I did say a few things about Airbnb rentals that have already changed … so if you’re interested in renting out your spare bedroom for extra cash, it’s good you’re listening to this episode.

“I have a two-bedroom apartment and work as an attorney. It’s just me, so I’m not home much … I like the idea of earning passive income by renting out one of the bedrooms, but when I think about what’s involved in terms of meeting guests, cleaning up and changing the sheets, following up by email and leaving reviews, etc. I start to think it’s not really passive. What do I need to know about doing this, and is there a way to make it easier?”

Q&A: Can I resell items I get for free?

What It’s About

What should this listener know about reselling items he gets for free?

Notes from Chris

Episode 1229

Interesting question today!

Today’s listener received some free display equipment at a trade show. Can he resell it without worrying, or does this create an ethical dilemma?

More broadly speaking, can you resell items you get for free?

“My question is, can I resell something I receive for free? I worked at a trade show and two of the booths next to me said they didn’t need some of their display equipment. I asked if I could take it and they said “Sure!” But I didn’t tell them I was going to try reselling it … now I’m wondering if I have an ethical obligation to be clear about that when buying items or taking free stuff like at the trade show. Looking forward to hearing from you.”

CLASSROOM: Pros and Cons of The Funnel Model

What It’s About

What should you know about sales funnels?

Notes from Chris

Episode 1227

Today I want to talk about something you may hear about if you follow the world of internet marketing—and if you don’t know what that is, that’s okay … you don’t need to!

I could never build a proper funnel because of my personality. Is this a weakness? I’m not sure – I honestly go back and forth about it. But in the end, I’m not willing to sacrifice some of the things I enjoy doing in order to build the perfect multi-million dollar funnel.

This also requires some amount of scale. People who do this well almost always work with contractors and eventually employees. If that’s what you want, obviously that’s great.

But I know our audience, and I know that for every person who identifies with that goal, there’s at least one other person who would say “I don’t want that.”

That’s why I try to present you with a range of different ideas and examples, so that you can figure out what’s best for you.

Listen to today’s Classroom episode to learn more…

THIS WEEK’S ASSIGNMENT:

If you were to build out the funnel, what would be your low-cost product (or your free incentive), your middle-cost product, and your high-end one? Remember that the high-end product is usually the ULTIMATE solution for the problem your customer is trying to solve.

English Teacher Writes His Way Into All-Star Tutoring

What It’s About

How an English teacher became NYC’s best writing tutor according to Yelp.

[podcast_details]

Words of Wisdom

Although John was able to tutor many different subjects, he found the best success when he niche’d down and marketed himself as Mr. WritingTutor. As John says, “When you say you specialize in everything, people know you specialize in nothing.”

Fun Fact

Although John is an English teacher, he isn’t naturally good at grammar. After being reprimanded by his administrators, he dove into grammar. He learned so much that he even published a book about it, called 50 Grammar Rules Everyone Should Know.

Notes from Chris

Episode 1226
John Castellano was working as an English teacher in New York City. As much as he loved his job, he needed more money to support his family.

As he thought about his options, he realized there might be some advantages to working as an independent tutor. For example, he could set his prices based on the market, and shift them easily in response to supply and demand. There would be no fixed ceiling.

But what kind of tutoring would he do? He hit the books and found that SAT tutors made the most money. There was only one problem – John didn’t do very well on the SAT.

Back in high school, John had scored in the 50th percentile on his SAT. And even though it had been years since then, and he had a lot of experience as a teacher, he knew that without a good score himself, he’d have a credibility gap. John also knew what he had to do next. As a 32-year-old, he signed up to take the SAT again.

This time, he scored in the 90th percentile. From there, he invested $3,000 in magazine advertisements in order to start getting clients – but he got zero in return. Unfortunately, this ended up being an expensive lesson to learn. He decided to switch his technique, and invested $150 into a Squarespace website and another $50 into SAT books.

This time, he scored in the 99th percentile of test-takers in the writing section. From there, he decided to specialize in writing and market his business as “MrWritingTutor.com” instead of just as an SAT tutor. By niche’ing down, he gained a lot more clients. As John says, “When you say you specialize in everything, people know you specialize in nothing.”

In his first year, he charged $60 an hour for general homework help and $120 an hour for standardized test prep. A year later, he raised his homework prices to $70 an hour. Eventually, he tried to raise it to $80 an hour, but he found that many new clients would not call him back with those prices. Through testing it over time, John found his threshold.

Now, John takes home thousands of dollars in extra earnings per month. In his best months, he earns anywhere between $2,000 to $4,000 just from tutoring. Not only that, but this side hustle has helped John get better at his career. He is constantly sharpening his teaching skills.

Q&A: Can I use another author’s work in my book?

What It’s About

A listener looks for feedback on her second side hustle.

Notes from Chris

Episode 1225

Today’s listener has a legal question that I can actually answer with some confidence: “When writing a book, how do I get permission to use another author’s work?”

This can apply to a lot more than just books—it’s fundamentally a question about copyright and what is permissible in terms of quoting or referencing or otherwise using someone else’s intellectual property.

“Hi, Chris, it’s Lisa from Sydney, Australia. I’m a big fan and have been listening to the show where he is now. Have had some success with my first side hustle, and I’m not looking to launch my second, which involves books and reading is something I’m passionate about. I’m struggling to find out how I get permission from an author to use that work. I’ve spent hours online trying to find the answer and got nowhere. My question is, should I just use that work anyway and start now? Thanks. I look forward to your advice.”

Q&A: Someone left me a bad review! What should I do??

What It’s About

What should you do if you get a bad review?

Notes from Chris

Episode 1224

Oh no! Today’s listener received a bad review on Etsy through no fault of her own. Is there anything she can do to appeal?

This is both a logistical / practical question as well as a psychological one … when you get a bad review, it doesn’t feel good. So I want to talk about that as much as the actual process of “Is there any action you can take to improve or remove that review from your listing?

“Recently I got a bad review… and I’m wondering how should I handle it? I’ve been selling on Etsy for a while and sell on average 10 items a month. It’s a start! But after a long string of unbroken 5-star reviews, someone left me a bad review for no real reason—it just seems spiteful. What can I do? I wrote to Etsy but they just sent me a form letter in response, saying that they won’t do anything. Would love to hear your thoughts about this.”

TBT: Subversive Snarky Hand-Stamped Jewelry

What It’s About

An update from an artist that makes a statement with each piece of jewelry.

Notes from Chris

Episode 1223

Welcome to Throwback Thursday / “Where are they now?” where we take an in-depth look at someone whose story has evolved considerably since we first featured them.

Recent segments have featured someone leading urban hiking tours in San Francisco and a woman who quits her job to go all-in with her side hustle selling monogrammed scarves—but then feels isolated and ends up getting another job, while still selling scarves on the side. There’s more than one way to make this work for you!

Today, in our latest feature, we’ll hear from Stacey Bowers, who we featured long, long ago (Ep. 124 – Smash the Patriarchy with Hand-Stamped Feminist Jewelry). She makes handmade jewelry and was doing something like $25,000/year when we did the story, but has come a long way since.

She describes her work as subversive—it has a lot of personality and therefore stands out from a lot of other sellers with similar items. That’s what attracted me to it in the first place.

Listen to today’s episode to hear Stacey’s updates…

Q&A: Should I create a new company for my product idea?

What It’s About

A listener seeks advice on whether to launch a new brand for his upcoming product.

Notes from Chris

Episode 1222

Do you have imposter syndrome, analysis paralysis, or do you just feel stuck? Variations of these themes and issues are probably a good 20% of the questions I hear when I’m speaking at an event (either an in-person one or virtual one). Everyone thinks they’re unique!

I have news for you: you are still special, but probably not because of this.

After having some experience with these challenges himself, today’s listener has a podcast and wants to create a “Fear Journal” to help other side hustlers navigate the journey. Should he start all over with a new brand and website or try to integrate them?

“Hi, is Cody Howard from Boise, Idaho. And I’ve been listening to this show since the very beginning. Exciting to say. My recent side hustle is the root podcast for Steve Creative’s philanthropists, entrepreneurs and business leaders about finding the path to a more fulfilling life and actually took me around 18 months of analysis paralysis and getting over the fear of failed past projects to record the first episode and actually get something out there about what I’ve discovered throughout this process.

It’s actually very common for people like me who are wanting to start a project or a side hustle, and I’m now working on a fear journal to help ambitious people gain perspective on their fears and move from that place of analysis paralysis and into action. “
