Randy Hill isn’t your typical side hustler. At sixty-four-years old you’d be forgiven for thinking he was retiring instead of starting a business on the side. But, Randy has spent his whole life doing things the unconventional way, especially when it comes to work.

Last year, he added another notch in his side hustle belt. He and his wife were selling their home, and the realtor sent out a photographer to take pictures. Having professional photos taken is a great way to improve a listing and garner maximum attention.

It was good timing in more ways than one. Randy had been taking photographs for decades as a hobby, and now he followed the photographer around his house, absorbing the process. After the photographer left, Randy started to think, I could do this. Naturally, he decided to try.

The first thing he needed was a proper camera. In a flash, he purchased a second-hand Nikon for five hundred dollars and an accompanying zoom lens for three hundred dollars. He had a friend who was getting rid of a tripod, so he got that for free. At the very least, if his idea for becoming a real estate photographer didn’t fully develop, he’d have a new camera setup to re-ignite his love for photography.

The next step was to get some training. Randy didn’t want to spend too much money, or any if he could help it, so he came up with a clever strategy. He contacted a realtor friend from his local area. Randy asked if he could accompany the realtor and their photographer for a day to watch them work in even more detail.

Randy then moved on to the second step in his education. He turned to the tried and true place to learn anything… Graduate school? No! YouTube, of course.

But online learning can only take you so far. It was time to start putting some of the lessons into practice. To do that, Randy needed to snap up a client!

He tried postcard drops at businesses, calling realtors directly as well as messaging them on Instagram. He found Instagram to be the most effective method. He’d follow realtors accounts, then direct message the ones that followed him back—which many accounts do automatically. He’d invite them to look through his profile—which now had several examples of his work—and, if they liked what they saw, he’d propose working together. As an extra incentive, he’d offer a free or heavily discounted shoot on the first property.

This technique worked really well and within just a few short months Randy was making up to five hundred dollars per month from his side hustle. A good result for a photographer with only free, informal training.

While coronavirus has slowed things down a bit, property is still selling and Randy is still working hard to introduce himself to new realtors and build up his network of clients. As you might expect from a sixty-something side hustler, he’s been around the block a few times, seen a few worldwide catastrophes and believes this will all be over at some point. He wants to be ready for when it is.

This way, even if a client goes elsewhere, they’ll never be able to match Graham’s prices.

Graham Hunt works full-time in real estate. As a successful agent in Valencia, Spain, he knows a thing or two about selling property. You’ve probably heard the real estate agent’s mantra, “location, location, location.” It suggests that the main reason to buy a property is for where it is, not what it is. For the most part, this is true—but it isn’t always the case.

Seaside homes and tourist hot spots will command a higher price, but there comes a point of diminishing returns where the location doesn’t outweigh other factors—like the quality of the property and its condition.

Graham has seen this first hand during his career. After selling real estate throughout Valencia, there was a common theme among sellers. They almost never presented their homes well. Many of the homes had been passed on as part of an inheritance. As such, they hadn’t been updated since the 1960s … and sometimes they just looked downright awful.

By contrast, Valencia is a beautiful place, a coastal city densely populated with both locals and tourists. Many potential buyers are looking for properties they can use as holiday homes or vacation rentals. It’s not shocking that apartments or houses that are a mess don’t go over well. Over and over again, Graham heard, “This is a great location, but we can’t see ourselves buying this place as-is.”

In fact, this type of feedback became so common that he could predict it during showings. Sales fell through constantly because of it. These untidy residences in desirable locations were affecting his ability to sell property and make a living. He kept thinking, why can’t the seller put a little time into sprucing up their place before listing it for sale?

One day, he had a perspective shift. If there was nothing he could to do make the sellers act in their own best interests, perhaps he could convince the buyers to purchase with a little incentive.

You see, aside from selling property as an agent, Graham had purchased, renovated, and flipped a few properties in Valencia himself. Throughout that process, he’d made connections with a number of reliable builders. These were people he knew he could trust to provide good quality work at a reasonable price. He’d also developed a keen eye for what buyers were looking for.

Graham saw an opportunity to combine these skills and experiences to manage building renovations for new property buyers.

The idea seemed simple enough, and soon Graham had the chance to test it out.

One afternoon he was showing a property by the beach. Sure enough, the issue of untidiness cropped up again. Before the buyers had time to reject the property, Graham suggested they take a look at a recent renovation he’d completed for an apartment he was planning to flip. It happened to be in the same building, with the same layout, so Graham knew the renovation would do a good job convincing the buyers.

When they walked into the modernized apartment, they were floored. They couldn’t believe that this apartment was the same layout as the one they were considering buying. The renovated apartment looked and felt nothing like the older style one.

Not only was Graham able to net a commission from that sale—one that almost got away—but also turned that sale into an additional twelve hundred euros ($1,360) in his pocket.

Currently, he serves anywhere from ten to twenty clients per month which results in around two thousand euros ($2,200) profit every month. That’s after he’s paid his freelance project managers for any projects he cannot handle himself. And remember, because of the new service, he’s also making home sales that he might have missed out on—so the true profit is likely much higher.

The extra income has helped Graham find stability in his work. On a personal level, he’s caring for a son with autism who attends school online. He now has more time to spend with him at home—and more money to pay for the school.

For the future, Graham wants to hire more project managers to handle larger renovation projects. That may allow him to build this side hustle into a sustainable business in its own right.

When he started, Adam would reschedule his entire day around whenever was best for the real estate agent, even changing his schedule on the fly. More than once he did a job and the agents had conveniently “forgotten” to bring their checkbooks, so he would do a job and not get paid for weeks afterwards. He realized he would need to set some boundaries. He still tries to be flexible, but he now has a policy of getting paid before handing over the final photos.

It’s an important lesson—make sure that you’re taking care of yourself too!

Adam once went to photograph a multi-family home, and stumbled upon an illegal basement apartment with a mentally challenged 60-year-old man who had been living there for the past 30 years! He’d been given just 30 days to get out and followed Adam around confessing his sadness and despair to him.

A summer revenue manager for Suffolk University, Adam Hoeg has always had a passion for photography. Adam found he had a knack for finding the best perspective for whatever he was shooting. He also had another passion for real estate for as long as he can remember. But it wasn’t until a few months ago that he paired them together in a picturesque side hustle.

He was simply flipping through the real estate ads in his local newspaper when the opportunity came into focus. Many of the homes for sale had grainy cell phone pictures, but it wasn’t until he saw a beautiful home from his childhood represented in such a way that his resolve set in. He immediately sent an email to the listing agent, offering to take better images, and the agent responded quickly, saying that they were interested.

He realized that he could draw from prior experience—his own family’s home had gone up for sale and he’d witnessed the photoshoot by a local photographer a year earlier. He was quick to look her up on Facebook and ask for advice. In anticipation of his first paid shoot, he contacted his friend next door who had a near identical home, and they let him complete a practice shoot.

Unfortunately, the home responsible for the impulsive hustle went under contact before he could take photos of it, but Adam made good use of the setback. He set up Instagram and Facebook profiles, posting sample work of family and friend’s homes. He then offered a fifty dollar visa gift card to a lucky winner who liked and shared his page—later on offering the same reward for a referral bonus to real estate agents.

After conducting some research, Adam figured out an ideal range for what he could charge realtors. To undercut his competition, he decided to go with the lower end of the spectrum. He even gives fifty percent off for the first job he is hired for.

He ended up getting his first job within two weeks!

So far he’s only been doing this for four months, but he’s making $800-1200 dollars each month on the side. This has already made it possible for Adam and his dog to move into a nicer apartment. That’s right, the dog has benefitted from Adam’s hustle.

Ho hopes to grow the business so he can raise his rates, and maybe one day even sink his lens into the more competitive Boston market. You never know, the picture perfect side hustle might be hiding in your local newspaper.

After the website and finances were taken care of, they needed a logo. So Leif launched a competition on 99 Designs, which led to the creation of the logo he used for their website, a custom stamp for gift certificates as well as the wooden sign they had made for their front yard.

They also set-up a “Pilates-a-thon” fundraiser for a local school that turned out to be a great event for the community and a source of new clients. Leif says he’s amazed how effective word of mouth marketing is. He’d always heard business owners say that, but wasn’t convinced until he experienced it for himself.
