In this week's First $1,000 segment, we hear from Tom, a serial side hustler who had always been interested in real estate and passive income. He had a small, self-contained unit on his property — its own entrance, bathroom, and kitchenette — that he wasn't using, so he listed it on Airbnb as an assisted dwelling unit (ADU).
Nervous at first, he followed the guidelines, made sure the unit was clean and well-stocked, and started getting bookings right away. His first guests were kind and left good reviews, which attracted more.
His lessons: communicate promptly and clearly, always have a backup plan (a hidden spare key saved a locked-out guest), and accept that things won't always go as planned — one guest even set off the smoke alarm. He learned to think about everything from the guest's perspective, since staying in a stranger's backyard can feel nervous too.
As the ADU grew past $1,500 a month in passive income, Tom saved up and invested in another property specifically for rentals, using the lessons he'd learned to build a successful rental business — and he's now ready to take on a more active side hustle next.
